A residential buyer decides whether a builder is credible in about four minutes, and almost all of that judgement happens on a screen. They opened your link from a WhatsApp forward, they are on a phone, and they are deciding whether to give your sales team an hour of their weekend. A builder project website either answers their questions in that window or it loses the lead permanently.

This is different from a dealer’s site. A dealer needs listings and filters. A builder’s project website has to survive a much harder comparison, because the buyer is not choosing between two flats, they are choosing between two developers, and they will run that comparison in a spreadsheet.

What a buyer checks first

Approvals and registration. The first thing a serious buyer looks for is the RERA number, the approval status, and the commencement certificate. If your project site does not display them, the buyer assumes the worst and stops reading. This is a fifteen-minute job and it is the highest-leverage thing on the page.

Location, honestly. The exact map location, the distance from the nearest metro or junction, and the surrounding landmarks. Buyers cross-check your location claim against maps before they visit, so an inaccurate pin costs you a site visit you already paid for in marketing.

Configuration and carpet area. Buyers filter mentally by configuration and budget. If your project site only lists “3 BHK premium residences” with no carpet area, no floor plan, and no starting price, most buyers cannot tell whether they are looking at something they can afford.

Possession and payment schedule. The single most asked question. A published payment schedule with milestone percentages lets a buyer model their cash flow and compare you honestly against another builder. Hiding it until a site visit moves you down the list.

Home loan readiness. Which banks and NBFCs have approved the project, the loan amount a typical configuration qualifies for, and whether the builder has a tie-up. This shortens the buyer’s decision from months to weeks and directly increases site visits.

The pages a project site needs

A builder project website needs one page per tower or phase, because buyers compare at that granularity. Each page carries its own configuration table, floor plans, payment schedule, and availability, because a tower sold out cannot take enquiries for itself.

Alongside those, four supporting pages do most of the work:

  • Home page with the project overview, current availability, and the enquiry form above the fold.

  • About the developer, with completed projects, years in business, and actual photographs. Buyers check this against RERA records.

  • Contact and site visit booking, with a real address, map pin, and a form that reaches sales within minutes.

  • Downloads, where the brochure, approved floor plans, and payment schedule sit behind one button.

Keep every one of these two clicks from the home page or fewer. Buyers evaluate rather than explore. Someone hunting for the floor plan to decide whether the project fits their budget has already closed the tab.

RERA and project information, including registration number, approval status, and any applicable disclaimers, belongs on every project page and in the footer. It is a compliance expectation, not a feature.

What earns the budget

A downloadable brochure. Still the most shared asset a builder produces. Buyers forward it to a spouse, a parent, or a CA, and it keeps circulating long after the site visit. Make it a real PDF with floor plans and the payment schedule, not a gallery of images pretending to be one.

Floor plan PDFs per configuration. A buyer cannot commit from a thumbnail. Give them the actual plan they can zoom into, which is the difference between a bookmark and a booking.

Per-tower availability. Live or frequently updated availability creates urgency without dishonest scarcity tactics, and it lets sales stop chasing leads for sold-out inventory.

Source tracking on the enquiry form. Knowing which tower, which page, and which campaign produced a call is the cheapest conversion data you will ever own.

WhatsApp click-to-chat with prefilled context. Most Indian buyers prefer WhatsApp over a form. A prefilled message with the tower and configuration attached removes the most common reason a chat goes cold.

Virtual tours. Worth it once a project has scale and a long sales cycle, because they pre-qualify buyers before they spend a sales person’s time. Pointless on a single 12-unit project.

What usually wastes the budget

Cinematic 3D animation of the tower rotating. Expensive to produce, viewed for a few seconds by everyone, and it does not answer a single question a buyer has. Buyers check floor plans and possession dates, not renders.

A large blog. A builder’s blog will not outrank a competitor’s project site. Content earns its place only when it answers a buyer question: home loan process in that city, registration cost and stamp duty, what possession handover involves, how to verify a RERA number yourself.

Bilingual or multi-language pages by default. Reasonable for a project with genuine NRI demand. Pointless for a local project, where you are diluting your own SEO and paying for translations nobody reads.

Chatbots. A bot that qualifies leads before reaching a human adds friction to the moment you want speed. Use WhatsApp and a form.

Slow galleries. Builders shoot enormous images and upload them raw. A buyer on 4G who waits eight seconds for a floor plan has already forwarded your link to someone else.

Getting found for project searches

Buyers search by location and configuration, not by builder name, so your pages have to be built around those terms.

One indexable page per tower, phase, or configuration. Each page needs unique copy and real photographs of that specific building. Twelve near-identical project pages compete with each other and none of them ranks.

Locality in the title, the first paragraph, and the image alt text. Write the neighbourhood the way buyers type it, including common misspellings, and pair it with the pin code.

Configuration and budget pages. Pages for “2 BHK under ₹60 lakhs in [locality]” capture buyers who are not yet ready to name a project. This is where the traffic volume actually sits.

Google Business Profile. For local discovery the map pack often outranks the organic result, and it is free to set up correctly.

Consistent NAP. The same phone number, address, and project name across the site, the profile, and every listing is what lets Google confidently associate you with that area.

Page speed decides how much of the above survives contact. Real estate images are heavy and buyers are on mobile data, so compression is a conversion feature, not housekeeping. We have covered this in why site speed matters for SEO.

Frequently asked questions

What should a builder’s project website include? The essentials are the RERA registration number and approval status, a configuration table with carpet areas and starting prices, downloadable floor plans, a published payment schedule, home loan partner information, a site visit booking form, and a downloadable brochure. Everything else is optional.

Do I need a separate website for each project? Separate pages are essential. Separate domains are not. One site with a distinct, well-structured page per tower or phase gives every project its own ranking surface and keeps your authority in one place.

How do I get more site visits from the website? Book site visits directly in the enquiry flow rather than only asking buyers to call. Most visitors arrive in the evening on mobile, so keep WhatsApp click-to-chat on every page, respond within minutes, and make the site visit slot visible.

Is a brochure still necessary for a project launch? Yes, it is still the most forwarded asset you produce. It reaches people who never open your site, including the family member who approves the purchase. Have it ready the day you launch.

Should I show starting prices on the website? Yes for most buyers, because price is the first filter. Hiding it means enquiries come in unqualified and your sales team wastes time on buyers who cannot afford the project. A starting price with a clear “onwards” qualifier works.

Where to start

Build the RERA and approval block first, then the configuration table with carpet areas and prices, then the payment schedule and floor plan downloads. Those four together answer most of what a buyer needs to shortlist you, and they cost a fraction of what a 3D animation costs.

After that, the enquiry path. Click-to-call, click-to-WhatsApp, and a form that reaches a human. A builder project website that captures the enquiry perfectly but has no animations will outsell an animated site that loses enquiries, every time.

One practical note before launch. Publish the site before your media event, not after. A project site that goes live the same week sales starts calling reads as an afterthought to a buyer already suspicious of the possession date. Give it a week of real content and availability numbers, then push traffic at it.

After launch, watch two numbers weekly: which tower pages get the most form submissions, and which get visits but no submissions. A high-traffic page with no submissions is usually one missing its price, payment schedule, or phone number, and those are the cheapest fixes in the project.
